How do I see a property I am interested in?
Every prospective tenant age 18 or older will need to submit an application, either online or at our office. Once approved, we will set up a showing at your convenience, between 1:00pm-5:30pm, Monday through Thursday, 11am-3:30pm Friday. A copy of identification for all applicants is required prior to showing the unit. For the safety and security, we must have a photo ID on file for anyone who is going to view a property. If you intend on bringing anyone with you to the showing (ie friend or parent), their photo ID will need to be provided to us via email at info@mpmrent.com at least 24 hours before the showing. MPM cannot have unknown individuals inside private property and values staff safety and current occupant safety. 

What is the process to rent a property?
  1. Fill out an application (complete with payment and all required info)
  2. Contact the office to confirm that we have received the completed application.
  3. If approved we will contact you and set up a showing appointment. If we haven’t contacted you, we’re not ready to give you an answer.
  4. If you want to move forward after you have viewed the property, let us know and we will email an electronic lease to sign, the deposit can be paid online or at the office, we do not accept cash. 
  5. Email or drop off to office Utility Confirmations received when service requested.   
  6. Pay 1st Month’s Rent.
  7. Receive keys and move in.
  8. Return provided Check-In Sheet within 10 days.  
What types of things do you look for on the application?
We like to see cleared household income be at least 3 times the rental rate, check that there are no unpaid collections or judgments and no past eviction related activity. Exceptions are made for medical collections. We also do a criminal background check. If anything is in question, we have the owner make the final decision. We charge a $50 application fee per applicant, there is a $20 discount if the application is filled out online. Married couples still need to submit two applications. Applications usually are processed within 1-2 business days. A credit score under 600 requires authorization from the owner of the property.

What are your lease terms?
Properties are listed with an availability date. Unless otherwise specified, we fill empty units as soon as possible. We do not typically rent currently vacant properties several months in advance and anything more than a month needs to be discussed and agreed upon prior to signing a lease with us. Most leases start in August and run through July 23rd. However, we occasionally have units open up at other times of the year. Please Note: We do not do 6 month leases.

What will we need to “lock in” the unit?
Once a lease offer is extended, the approved applicant has 2 business days to sign all paperwork, pay the full security deposit, and pay any pet deposits.

Do you allow pets?
At most properties, approved pets are allowed after receiving a signed pet addendum and a pet deposit. Most pet deposits are refundable. Ultimately the owner of the property makes the final decision. Photo, weight, and breed are needed for the owner's decision. For credit scores under 600, dogs are not allowed. If carpet is less than 3 years old, dogs are not allowed as well. Unapproved pets are a violation of the lease and may be grounds for eviction or non-renewal.

If I need to move before my lease ends, what is the process?
Once you pay a $200 sublease fee, we will list your unit on our website. You will be responsible for scheduling tours for you to show your unit. We will collect a deposit from the new tenant. Your deposit will be refunded after your lease ends.

How soon will I get my deposit back?
We mail it certified to your last known address between 25-30 days after your lease expires, but no later than 30 days.
